Bryan Ellis on Virtual Real Estate Investing

Landlords and rehabbers take notice – you may soon be focused on the new concepts of “Virtual Real Estate Investing“. Everything from using the internet as an avenue to make more money in real estate to online games such as SecondLife seem to be included in the popular definition of this term.

To separate fact from fiction, I asked Bryan Ellis of BryanEllis.com for comments. He’s the man many consider to be the father of this new form of investing.

“I began using the term ‘virtual real estate investing’ in the late 1990’s when I realized the clear similiarities in profit strategies, regardless of whether the “real estate” is “virtual” or “physical” said Ellis.

One example of the parallels between virtual and physical real estate Bryan Ellis cites is the similarity between the monetization of domain names versus physical property. “These types of assets – websites and physical real estate – can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities” he says.

I must admit: Its easy to see the parallels. For example, if you’re the owner of a desirable property, its desirability is (in a business context) largely due to its being in a location that is of interest to others. Likewise, if you own a desirable domain name, others will find value in it because it serves their purposes. Regardless of the type of asset, you can sell or lease or use any number of strategies to turn the assets into cash.

Trade Show Handouts that Stick Around After the Show

When planning your trade show marketing program, one of the important things to consider is the series of handouts you will make available to your booth visitors. Full color printed materials are by far your best bet when it comes to trade show handouts. But how do you maximize the impact of such a traditional item?

You’ve spent significant money on staff training, beautiful graphics, and a professionally designed display. The traffic is pouring through your booth. But will they still remember you tomorrow?

Let’s face it, you only have two chances to make your message stick with your booth visitors: your follow-up strategy, and your handouts. Will your handouts make it past the waste basket? Are they an integral part of your follow-up strategy?

Let’s be clear here. We’re not talking about handing out sexy things like cds, yoyos, ball caps, t-shirts, or beer mugs. Those things have their place, but this is not it. Right now we’re talking about getting a piece of product literature into the hands of your prospects and hoping it doesn’t get chucked into the garbage can just outside the exhibition hall.

** Why product literature?

Product literature is always the “go to” handout because printed pieces of paper or card stock are cheap. And done correctly they can be more effective, have more staying power, and certainly communicate more about your actual product than things like hats or pens.

So what makes a memorable piece of product literature — one that a prospective customer will keep? Here are a few suggestions.

** Don’t be cheap when it comes to graphic design

A cheap one colour flier may save you money in the short run, but it is much more likely to be pitched into the waste basket. On the other hand, you probably don’t need an expensive multi-page brochure. The first one is “underkill”, and the second is “overkill”. Do an attractive, simple advertising piece that has catchy graphics and a clear statement of “the pitch”.

** Use full colour and use striking photographs

Create a striking headline and don’t just do a description of the product. Create a “benefit-rich” statement that focuses on some significant customer-oriented benefit of your product.

For example, you can create a headline that says “Powerful Front End Loaders from Mega Loaders”, or you can say, “Get the Job Done in Record Time for Half the Price.” Which one would you look at?

** Content matters – make a substantial offer

By content we mean the pitch…the offer. Create an offer they cannot discard or ignore. Give something substantial away if they fill in an inquiry form. Or tie your offer in with your website. Create a valuable special offer they can only access online. Put it in the form of a “valuable coupon”, something like this:

“Get $40 off your next purchase when your register on line.”

This encourages your prospects to keep the handout, and also encourages them to respond by going to your website and having another close look at your special offer. What could be better? An automatic followup strategy.

** Give them something they will keep

Often a business card is the best. Everybody keeps business cards. Often we keep them long after the person has left the company or the company has ceased to exist. Most of us have a little (or big) pile of business cards. And some of us have a drawer full of them. A few of us even have them carefully sorted in a Rolodex.

Make your business card stand out from the crowd. Spend a little extra and do it in full color. Put a photo of your product on it, or use a striking photo that illustrates the benefits of your product. This says “credibility” — “this company is for real”.

In other words, business cards — especially full color cards — are good. You might even consider a “double whammy” full color perforated post card / business card combination. The 3.5″ x 6″ (or whatever) postcard contains a coupon type offer, and the attached (perforated) business card can be neatly torn off and kept in your pile, drawer, or Rolodex.

Remember to make your printed handouts memorable, creative, and substantial and enough people will keep them to pay you back many times over for the bit of extra cost involved.

Actions During and After the Overseas Trade Show

Arrive early and stay late:

The best arrival time is partially determined by the schedule of press conferences, exhibitor briefings, interviews with prospective representatives, etc. At the very minimum, allow sufficient time to make certain yout stand is in order and your equipment is working.

Keep your exhibit staffed:

Empty booths sell nothing! Give visitors your full attention as they may well be your future customers. Keep your exhibit tidy. Give serious thought to security, both during the day and before leaving at night.

Take a look at other exhibitors

Whether competitors or suppliers of similar products, there is a lot you can learn from other exhibitors. Better display ideas, new product features and possible tie in arrangements are just a few benefits.

Select good overseas representatives:

If possible, it’s a good idea to line up a representative before the trade show. The representative can become familiar with your products and your organisation during the exhibition and, of course, will have an opportunity to meet and establish contact with prospective customers who visit your booth.

Quote price, delivery time and your terms:

Many buyers prefer pricing to be on a ‘delivered to them’ basis including all duties, taxes and other charges. The delivery time in your quotation is tied to the terms of sale. The terms and methods used in shipping your products should be discussed with your freight forwarder. Other sales terms as warranty, repairs, replacements and packing may have to be modified to a foreign market.

Make use of business cards:

You may receive many business cards during exhibitions. remember to have an adequate supply of your own cards for distribution. You might also devise a registration card for your booth. Make sure it’s in their language.

Use service representatives at the show:

Often, companies that provide service to exporters and importers, such as air and ocean carriers, banks and freight forwarders, exhibit at or attend trade shows. Talk to them about your marketing needs.

Follow-up:

More sales are recorded in the months following an exhibition thatn at the exhibition itself. The companies that get the best value for their exhibit dollar are those whose salespeople and representatives follow up on the best sales prospects as soon as possible.

Service your foreign customer:

The quickest way to lose business is to fail to provide service. Once you make a sale, be prepared to provide complete service and fast delivery of spare parts. If you have a local representative, this person should agree to maintain a minimum parts stock and develop a service capacity.

Are You a Marketing Octopus, or a Marketing Worm?

One of the greatest challenges to effectively marketing a business is determining which marketing method is best for your business.

Most people look at what their competitors are doing to market their businesses and then simply imitate that, whether good or bad.

The best marketing strategy does not involve selecting only one or two marketing approaches that we see others using. The best marketing approach resembles an octopus.

An octopus is very effective at catching food with eight limbs. If the octopus loses one limb it may momentarily lose some of its strength and agility, but it adapts and continues on as an effective hunter and predator.

It’s the same with marketing your business. The more marketing approaches you use simultaneously the more successful you can become and the easier it is to continue growing your company.

You will continue to thrive despite the challenges facing others. No setback in any one marketing approach will ever devastate you or pose major problems.

Despite this, many companies use no more than two or three methods at most to bring in business.

Few realize that there are over 100 methods for bringing in new business, for increasing web traffic, for selling more to existing clients, and for increasing repeat sales that their competitors are not using.

They basically imitate worms in their marketing attempts. A worm’s approach to life is singular. It does not use multiple limbs because it has none. Its existence is slow and labor-intensive. Very unlike an octopus.

The great thing about this is that most competitors are making this same mistake. They may be too busy, too shorthanded, or too myopic to do much more than hand out boxes of business cards and sit around talking ‘fish stories’ of the one that got away.

That is a marketing approach to avoid.

Instead use as many marketing methods as make sense for your industry, your market, and your company. Then you will become a marketing octopus while your competitors remain marketing worms.
